Rental opportunities at La Brisa should be evaluated on a property-by-property basis.
Owners and tenants are subject to La Brisa Condominium Association requirements as well as applicable City of Key West regulations.
Important considerations include:
Association registration and rental requirements apply.
Minimum rental periods and rental eligibility should be confirmed before purchasing.
Any rental of a Key West property for 28 days or less requires the appropriate transient rental licensing and must comply with applicable City regulations.
The existence of a short-term rental history for one La Brisa residence should not be assumed to establish the same rental rights for another.
Buyers purchasing specifically for rental income should verify the legal rental status of the individual unit as part of their due diligence.
Because rental rights can materially affect both use and value, buyers should confirm the current association rules and licensing status of the specific residence before purchasing.
-
Vacation-rental eligibility should be verified for the individual La Brisa residence.
La Brisa should not automatically be considered a community in which every unit can be offered for weekly or nightly vacation rentals.
Monthly rentals are common within the community, and certain properties may have different rental rights based upon their individual licensing and applicable association rules.
For buyers seeking short-term vacation-rental income, the safest approach is to verify the specific unit's transient licensing, association rental restrictions, and legal rental history before making an offer.
-
La Brisa can be an excellent choice for buyers seeking:
Full-time residence
Key West second home
Seasonal residence
Monthly rental investment
Beachside condominium lifestyle
Potential rental opportunity in a qualifying property
Its combination of spacious floor plans, amenities, covered parking, beach access, and location gives La Brisa broad appeal to both owner-occupants and buyers considering rental income.
For investment-focused buyers, the individual unit's rental rights, carrying costs, condition, view, and rental history should all be evaluated before purchasing.
-
Before purchasing at La Brisa, buyers should review:
Current condominium governing documents
Association financial statements and reserve funding
Current rental restrictions
Individual unit transient rental licensing, when applicable
Rental history, when available
Association registration and tenant requirements
Association fees
Insurance responsibilities
Parking rights
Storage rights
Pet policies
Renovation requirements
Any current or planned capital improvement projects or assessments
Buyers should also consider the differences among individual residences. Ocean versus salt-pond views, floor level, building location, renovation level, parking, storage, and rental rights can all affect value even when two units have similar floor plans.
-
La Brisa is one of my favorite communities for buyers who tell me, "I want to be near the beach, but I still want a real condo I can comfortably live in." That's where La Brisa really shines.
Smathers Beach is directly across the street, but once you're inside the community, the atmosphere is much more residential than resort-like. The pool, tennis and pickleball, clubhouse, covered parking, elevators, balconies, and generous floor plans make it particularly comfortable for buyers planning to spend several months—or the entire year—in Key West.
I also think the views deserve more attention than they sometimes get. Ocean-facing residences are the obvious draw, but the salt-pond side offers a completely different Key West experience, with open views, wildlife, beautiful skies, and a quieter natural setting.
For buyers considering rental income, the individual unit matters. I wouldn't purchase at La Brisa assuming that every residence has identical rental rights. We need to verify the association rules, licensing, and rental history for the specific property we're considering.
For someone who values space, beach access, amenities, parking, and a more relaxed residential setting, La Brisa remains one of the Key West condominium communities I think deserves a close look.
